When it comes to vacation rentals, creating a safe environment for guests is paramount. Not only does it protect your business from potential liability, but it also builds trust and ensures guests have a memorable and secure stay. However, some safety hazards are less obvious than others. Here are six hidden dangers that might be lurking in your vacation rental and actionable tips to fix them.

1. Unsecured Furniture and Appliances

The Risk: Unsecured furniture like bookcases, televisions, or dressers can pose a serious tipping hazard, particularly in rentals frequented by families with young children. A curious toddler climbing on an unsecured shelf can lead to a preventable tragedy. Similarly, appliances like microwaves and small refrigerators can become unstable during use.

The Fix: Anchor heavy furniture and appliances to the wall using brackets or straps. Ensure televisions are mounted securely or placed on stable surfaces with anti-tip straps. Regularly inspect furniture and appliances for signs of wear or instability.

2. Poorly Maintained Smoke and Carbon Monoxide Detectors

The Risk: Smoke detectors and carbon monoxide alarms are lifesaving devices, but if they’re not working correctly or positioned improperly, they may fail when needed. Low or missing batteries, or detectors placed too far from sleeping areas, can render these devices ineffective.

The Fix: Test all detectors monthly and replace batteries at least twice a year. Use interconnected alarms so that if one sounds, they all do—this is especially crucial in larger properties. Install carbon monoxide detectors near sleeping areas and in any room with fuel-burning appliances.

3. Slippery Surfaces

The Risk: A stylish polished floor or an inviting outdoor deck may look great, but it can turn into a hazard if it becomes slippery due to water, grease, or even wax buildup. This is a common cause of accidents, especially in areas like bathrooms, kitchens, and around pools.

The Fix: Use non-slip rugs or mats in bathrooms and kitchens. Apply non-slip treatments or coatings to potentially hazardous surfaces like outdoor decks and stairs. Regularly inspect for spills or slick areas and clean them immediately.  

4. Inadequate Lighting

The Risk: Dim or poorly placed lighting can lead to trips, falls, and other accidents. Outdoor spaces, staircases, and pathways are particularly susceptible to insufficient illumination, increasing risks for guests unfamiliar with the property.

The Fix: Install motion-activated lighting along pathways, driveways, and entryways. Indoors, ensure staircases and hallways are well-lit with easily accessible light switches. Use LED bulbs for consistent brightness and lower energy costs.  Motion activated night lights in bedrooms help guests navigate an unfamiliar environment at night.

5. Hidden Pool Hazards

The Risk: Pools are a popular amenity but can quickly become a liability if proper safety measures aren’t in place. Unfenced pools, unclear depth markers, and faulty equipment like pool drains can lead to accidents.

The Fix: Install a fence with a self-latching gate around the pool area to prevent unsupervised access. Display clear depth markers on the pool’s edge and provide rescue equipment like a reaching pole or life ring. Conduct regular inspections to ensure pool drains, covers, and filtration systems meet current safety standards.

6. Electrical Issues

The Risk: Hidden electrical hazards, such as overloaded outlets, frayed wires, or improperly installed fixtures, can lead to fires or electric shock. Guests plugging in multiple devices can exacerbate the risk.

The Fix: Hire a licensed electrician to inspect the property’s wiring and outlets annually. Replace frayed or damaged cords and upgrade old outlets to those with ground-fault circuit interrupters (GFCIs) in areas near water, such as kitchens and bathrooms. Provide ample outlets to prevent guests from overloading power strips.

  • First Aid Kits: Ensure a well-stocked first aid kit is easily accessible to guests, and include instructions for its use.
  • Clear Emergency Instructions: Provide clear information on emergency exits, local emergency numbers, and property-specific safety protocols in a welcome binder or digital guidebook.
  • Regular Safety Inspections: Schedule quarterly safety checks to identify and address new or emerging hazards.
